FM Stone Commercial Sells 57832 CR 3 South in Elkhart

Chubb Steel recently purchased the property at 57832 CR 3 South in Elkhart from 1st Source Bank. The property consists of 44,500 SF on 3.89 acres. This property is the latest purchase in Chubb’s expansion program. Chubb Steel fabricates and makes dump trailers. It is headquartered at 1116 West Mishawaka Road in Elkhart, where the main plant and corporate offices are located. Bill Kuhns, SIOR assisted both the buyer and seller in this transaction. 

FM Stone Commercial Sells Former Ace Hardware Building on Cassopolis Street in Elkhart to Premier Motors

FM Stone Commercial represented both the buyer and seller in the sale of the former Palmer Ace Hardware at 1635 Cassopolis Street in Elkhart to Premier Motors. This will be the fourth Elkhart County location and the third location in Elkhart for the locally- owned car dealership.

John Letherman, CCIM, represented the seller in the purchase and Brent Miller, SIOR, represented the buyer, Premier Motors. Premier Motors plans to make improvements to the 19,420-square-foot building which sits on 2.88 acres on busy State Road 19 on the north side of the city. Premier Motors expects to open its newest location in mid-January 2012. 

FM Construction Hires New Project Manager and Estimator

FM Construction, a local commercial construction company, and its parent company, The Tiedemann Group, are proud to announce the hiring of Tony Campanello as the company’s new Project Manager and Estimator at the corporate headquarters in downtown Elkhart. The Tiedemann Group is an organization of interrelated companies providing an array of real estate and construction services throughout the Midwest. In addition to developing new client relationships, Mr. Campanello will also be responsible for working with past and future clients on developing a scope of work for their projects and cost estimating and scheduling related to those projects. His specialties are renovations and retrofitting construction projects.

FM Stone Commercial and Bartel & Company Holding First Ever Lease Auction

In an unprecedented move, FM Stone Commercial and Bartel & Company are holding their first ever industrial lease auction. Held online, this auction will attempt to lease up six industrial properties in Elkhart and Middlebury, Ind. Bidding for the total of 340,140 SF of industrial space will close August 30, 2011.

“With no minimum bids and all properties in a ‘ready to move-in’ condition, this option could be a great opportunity for someone looking for a great deal in commercial real estate,” said Ross Miller, SIOR, with FM Stone Commercial. “We are looking at one-, two- or three-year lease options and spaces from 18,000 SF all the way up to almost 100,000 SF. And all properties have good power, manufacturing zoning and good ceiling heights.”

In Middlebury, two of the former IBS plants are available for lease auction at 51700 Lovejoy Drive; one is 97,180 SF and the other is 97,000 SF. In Elkhart, four buildings are being offered for lease auction: 60,000 SF and 48,960 SF at 2700 Ada Drive; 19,000 SF at 21291 Buckingham Drive; and 18,000 SF at 831 Herman Street.

FM Stone Sells Feed The Children Organization A New Facility

FM Stone Commercial represented the seller in the sale of the former Burnstine distribution center building at 22365 Elkhart East Boulevard to the Feed The Children organization. The organization will relocate from the former Bayer campus, which is nearly 1 million square feet, to the newer 65,072-square-foot facility on 7.43 acres on the east side of the city. The city had gifted the former Bayer site to Feed The Children in 2003 for $1, and the organization decided to give the gift right back. But the gift back will be even greater—Feed the Children intends to pay to clear all the outdated buildings from the site which was originally built for Miles Laboratory in 1938. 

“This is a great day for the city of Elkhart,” explained John Letherman, CCIM, with FM Stone Commercial who represented the seller in the purchase of the new facility. “Feed The Children iscommitted to reinvesting in the Elkhart community. It is going to take that 26-acre Bayer site and clear it back to a green space perfect for economic development. What we are ultimately going to have is a shovel-ready site with sewer, water, utilities and roads in place so the City of Elkhart will be able to respond quickly if a business wants to come in to the community.”

Last year Feed The Children distributed nearly 10 million pounds of food and supplies from Elkhart.“Elkhart has been very good to Feed The Children,” said Pete Sosenko, senior vice president of operations. “Vacating the antiquated and outmoded Bayer property and relocating to a more cost effective and functional facility was a tough yet necessary decision for our organization.
